What Are My Options To Sell My House Fast?

So, you got an amazing job promotion, but it’s in another state and you need to sell your house fast. Or maybe your financial situation has changed through the death of a loved one or divorce. Maybe you are just ready to downsize and start traveling the world. No matter what your circumstances, selling a home quickly can be stressful.

Although you don’t want to make bad decisions, you understand the need for expediency in selling the home and moving on with your life. You need to look at all your options and move forward with the knowledge you need to meet your goals quickly.

Make some cosmetic updates

Before you even call a realtor or decide whether to sell the home yourself, declutter, make minor repairs, and add to your curb appeal. You need to sell or put in storage extra items that might make your home look small and cluttered. If you have a leaky sink, fix it or replace the fixtures. Depending on the time of year, add some flowers to your porch, make sure the lawn is mowed, and touch up the paint around your door. These quick and simple additions can help you sell your house fast.

Decide on a selling method

When I know I need to sell my house fast, I also need to decide if I want a realtor or if I should sell it myself. Sometimes finding a great realtor with a known track record for selling houses quick is the best way to go. If you are trying to save some money and have some background in real estate – an FSBO is a great option. Sometimes homeowners are upside down on their mortgage and may need to consider a short sale. Whichever option you choose, be sure to keep your house looking good and have open availability for showings and open house gatherings.

Choose the right time and price

Another consideration when you need to sell your house fast is what time of the year to put it on the market. Most homes sell the best during the month of May – after the winter months and before the hot summer months. You might want to take pictures of your home during all the seasons to show beautiful flowers and foliage. Choosing a price is also important. You need to look at comparable homes in your area and price your home to compete. Hopefully, you can make some money on the sale to help with the expense of relocating.

Although selling a home can seem like a hassle, sometimes homeowners don’t have a choice. If I need to sell my house fast, a realtor can help with suggestions and may even find a cash buyer who wants to flip the home for resale. Even if you have a sentimental attachment to the home, if you need to sell quickly, you need to look past the memories and toward the future. Be reasonable with the price of your home, make it look comfortable and cozy, and be prepared for a quick sale.
