What Should You Look For In A Pre-Purchase Home Inspection

October 11, 2017 By George Peterson Leave a Comment

Buying a home is among the most crucial decisions of your life. You will be spending your entire life in it, and so will your children.

If you do a good enough job purchasing the perfect house, there is a good chance that your grandchildren will also be living in the same house someday.

That is a significant decision to make. We understand that, and that is why we have a list of things that you need to inspect to make the right purchase.

The Structure

One of the first things that you need to inspect is the condition of its structure. This is probably the most time-consuming task, due to countless areas that need to be examined.

For starters, you need to ensure the entire plumbing is intact. A damaged plumbing system cannot only cause water problems but also lead to mold around the house.

In addition to that, you need to make sure that the electrical lines are intact. If the previous owners had not maintained the electrical system well, the wires might be wearing off, causing different threats like sparks and fire.

Other key infrastructure inspections include checking the condition of the structure itself, if it is damaged, has cracks etc.

Council Land Rates

Every property in Australia comes under a local area council that, among other things, is there to ensure that the property well-maintained.

They charge different amounts to each property for that. Most often than not, people don’t take these charges into consideration.

To keep your financial condition intact, you need to make sure you inspect the council rates that apply on the property you are about to buy.

Amenities

It is essential that you don’t get cut off from the world as you move. This is why you need to go around and check for the closest public transport systems that will be at your disposal.

In addition to that, make sure that there are educational and recreational institutions in the neighbourhood as well.

This may not seem of utmost importance at the moment, but it sure will come in handy once you move in and get into a proper routine.

Pest Inspection

You’re putting in your life savings in getting a new house. The last thing you would expect would be for it to be infested with pests.

While undergoing other home inspections, make sure you also go through a detailed pest inspection by a trained pest control operator to ensure there aren’t any termites or cockroaches awaiting your arrival.

It is best you hire a professional pest inspection team for this purpose. They may read signs and better capture the potential infestations.

Neighbourhood

You wouldn’t want to move into a dangerous community, but real estate agents often hide the details about a particular neighbourhood to make the sale. This is why you need to perform the inspection on your own.

It is of utmost importance that you inspect the neighbourhood, meet people and ask them about the good and bad aspects of the area. You can reach nearby shops keepers for the purpose as well.

These are a few tips to ensure you get a decent house to purchase. Implement them and cherish your new home!

However the best is to get approval of your property from real estate appraiser. Must get real estate apprisal and can use real estate data entry services for this.
