Important Checks That Need To Be Made On New Build Houses

February 2, 2018 By George Peterson Leave a Comment

Newly built houses are expected to conform to a strict criteria of building standards. Housing isn’t cheap, buying a home is a huge investment and a time of high expectations and lifestyle changes.

It is reasonable for new owners to presume that their home has been finished to a very high standard; and that it is a safe and comfortable environment.

Buying stress!

Sadly, the dream house can quickly turn into a nightmare!

There’s a whole list of calamities waiting around the corner; leaky roof, faulty boiler, drafty windows, loose slates, clogged gutters, dodgy wiring, dripping pipes etc. etc.

In all fairness builders are generally working against the clock, new homes have to be built quickly in order to save on costs. Inevitably shortcuts may be taken and bloopers made. But that isn’t the new home owners fault, nor should it be their problem!

And, once the house is sold it can sometimes be a long, arduous and costly process to get the builder back to fix the problem or problems.

New Building Inspection, a solution!

Thankfully there’s a safety net in place to help eliminate the hardships caused by shoddy workmanship.

New builds should now be subject to the eagle-eyed attentions of a New Build Inspection Company prior to the completion of any sale.

These companies employ professional ‘snagging’ inspectors; they survey the property to seek out ‘snags’ and then deliver a comprehensive report that highlights any potential problems.

A truly professional snagging company will employ all the latest technology in a thorough inspection of the property. This may well include the use of thermal imaging and even a drone with camera to capture an overhead of the roof.

A dedicated company will leave no stone unturned ! Everything from inside to out is closely examined; from paintwork to insulation. The whole process may take several hours to complete, a reassuringly long time.

A most comprehensive snagging report is compiled, complete with photographic records, and forwarded to the appropriate builder, who in turn will address each and every snag raised.

Thanks to the snagging inspector’s report the problems are highlighted and subsequently fixed; the house is now ready for sale!

Not only does the snagging inspection help identify potential future problems it also delivers peace of mind. Your house can now be transformed into your dream home.
