  • They will undervalue the rent on your home. This means that you will not be making the maximum amount of cash. Your property will rent quickly, but you will be losing money.
  • They will overvalue your property which leads to a higher amount of rent. This means that your property will remain empty for a long period of time. Obviously, this is the last thing you want to happen. If the property is empty, you are going to be losing money.
  • They may not know where to rent your property. If they do not know how to market your property, your property will sit empty for a prolonged period of time. Again, this is going to lose you money.

How do they handle the vetting of tenants?

One of the mains reasons you are opting to work with a Bristol letting agency is because you want them to vet tenants for you. You probably do not have the time to carry out credit checks and interviews. When you are first looking for a letting agent to work with, make sure that you ask them about the letting process. Find out the methods they use to select the right tenant.

Remember; if there is no proper vetting process in place, it will ensure that the tenant that ends up in your property is likely to not be all that great. It means that they may cause damage to your property, not pay rent on time etc. This is going to cost you money.

If you choose a good letting agent, then you will probably not need to talk to them that much. This is because they will be handling the management of your property. However, you do need to know that they will be pleasurable to deal with on the off-chance that you need to get in touch with them. It is very rare that you will be able to break that contract, this is why this is so important!
